Fit Score System
Scoring

How the 0–100 Fit Score is calculated, what product context adjustments mean, and what signals drive a high or low score.

Company Score (Fit Score)

The Fit Score is a 0–100 rating that estimates how strong a commercial real estate opportunity a company represents for Transwall in your territory (NY / NJ / CT / Long Island / New England). It is generated by Claude using training knowledge and, when available, live web research.

80–100
HIGH — Active CRE Signal
A confirmed lease signing, active build-out, recent relocation, or renovation is under way in your territory. This company is in market right now. Prioritize outreach immediately. Find the broker or facilities contact and call — not email.
60–79
MEDIUM — Expiry or Growth Signal
A lease expiration is likely within 2 years, or the company is showing growth signals (headcount expansion, new regional offices, M&A activity) that typically precede CRE moves. Begin relationship-building now so you’re positioned when the requirement surfaces.
40–59
LOW-MEDIUM — Present / No Immediate Signal
The company has meaningful presence in NY/NJ/CT but no visible CRE trigger right now. Worth monitoring via RSS and adding to your Wish List. Set status to “Watching” and check back quarterly.
<40
LOW — Limited Territory Presence
The company has minimal or no confirmed office presence in your territory. May be headquartered elsewhere or operate primarily in manufacturing/lab settings without significant office buildout needs. Deprioritize unless you have specific intel suggesting otherwise.
Important
Scores from the Profiler tab are based on Claude’s training knowledge (data through mid-2025). For companies with active signals, use Web Research from the Wish List modal to pull live data. Always cross-reference with RSS Feed articles for current lease activity before making outreach decisions.
Product Context & Score Adjustment

The base Fit Score is a general CRE signal. Selecting a Brand & Product in the Profiler bar or Wish List modal applies a product-context adjustment — raising or lowering the score based on how well the company’s industry, location, and activity signals match the ideal customer profile for that specific product. Hover the Fit Score number to see the exact factors that triggered the adjustment.
